PARAMETERS FOR ACQUISITION OF PERFORMING LOANS




Primary goal is to acquire these financial assets at a level that will provide a value, risk adjusted yield to our asset mix. The following represent our Investment Parameters that would give us interest to peruse, that said, please keep in mind, we would look at any related transaction or profile of investment which may be opportunistic for our group even though some or all of the deals details are not in line with these parameters.


Single Asset Sale Total Dollar Limit: $100,000 Minimum, $10,000,000 Maximum
Portfolio Asset Acquisition: $500,000 Minimum, up to $25,000,000. Case by Case above $25mm
Asset Classification: First Lien Multi-Family Real Estate Mortgages First Lien Commercial Real Estate Mortgages
Primary Collateral Preference Type: Multi Family- 15 Plus        Mobile Home Parks Commercial- Multi Use     Mixed Use
Secondary Collateral Preference Type: Hospitality     Light Industrial Self Storage      Land
Primary Region: CA CO TX FL NY Urban or Suburban in Nature Clean Environmentally
Secondary Regions: Mid West Locations in Urban /Suburban areas East Coast Locales in Urban/Suburban areas
Asset Status: Performing Loans on Distressed Properties: Investments in performing loans, perhaps reflecting stressed credit characteristics, with underlying collateral needing repositioning or recapitalization within healthy markets. Performing Loans in Distressed Regions/Markets: Investment in performing loans, perhaps reflecting stressed credit characteristics, with underlying collateral reflecting a solid, well capitalized property within depressed/illiquid real estate markets.
