Rates and Fees: Rates vary from 7-13% depending on Risk Profile and Market Factors. Origination Fees vary from 1.5 to 4 points depending on Risk Profile and market Factors Call for A Quote!
Max Loan To Value: Purchase 85% Refinance 80% Cash Out Refinance 80%
Loan Proceeds Use: Acquisition of Income Property Acquisition of Notes/Mortgages on Income Property Re-positioning of Property/Stabilization Rehabilitation or Renovation Value Added Development Manage up to Stabilization Fix and Flips Debtor in Possession
Target Borrowers: The Borrowers Real Estate Onweship/Mangement Experience, Financial status, credit history, and reputation/character are key elements that are factored into our consideration, terms and loan amount.
Recourse: Personal Guarantees from Principals are typically required for max LTV.
Timing: Conditional Approval in 72 Hours, Funding in as little as 10 Business Days, typically, two to three weeks
Closing Costs: All third party costs paid by Borrower, including but not limited to, Title, Escrow, Legal and Appraisal as applicable
Pre-Prepayment Restrictions: Typically None, but will consider on case by case basis depending on the structure of the credit facility.
